Renting in Shanghai usually means: deposit (1 month) + first month rent + often 2 more months paid upfront (押一付三), plus an agent fee of 30–50% of one month's rent. Budget roughly 2.5–4.5 months of rent to move in. See the renting guide.

Questions & answers

Should I really spend 30% of take-home on rent?

30% of net income is the traditional rule and a comfortable ceiling in Shanghai. Many expats on their first contract spend more (35–50%) to get the location they want, then trade down later. Healthier: keep rent under 35% and let the housing fund accumulate for the rest.

Is Puxi or Pudong better?

Puxi (French Concession, Jing'an, Xujiahui) is where most expat life happens — old streets, cafés, nightlife — with older buildings. Pudong (Lujiazui, Century Park) offers newer, often cheaper high-rises but a more corporate vibe. Commute matters: decide by your office location first.

Should I use Ziroom or an agent?

Ziroom (自如) manages its own apartments with standardized contracts, online payment and maintenance — easiest for newcomers, but you pay a service fee. Traditional agents (链家 and others) have the widest inventory. Wellcee connects you directly with landlords and expat sublets, often in English.
